Mona Vale isn’t typically thought of as being deep in bushfire country, but with properties that back onto native reserves or border National Parks, this is still a concern. And many Mona Vale properties must comply with the requirements of AS 3959-2018.
As specialists in bushfire architecture, we can help design homes and renovations for bushfire-rated zones, and help you navigate all the necessary steps from approvals to fire-resistant detailing. We have great relationships with local bushfire consultants. Mona Vale is a stunning town set in the heart of Sydneys’ Northern Beaches. Its unique topography embraces both coastal landscapes and native bush reserves, as well as charming tree-lined suburban streets.
So when we’re designing here, we’re always careful to consider the landscapes and topography of each property. In every case we consider the impacts and opportunities of salt air, sun and site layout and access, to create homes that are as functional as they are beautiful.

Some parts of Mona Vale are zoned in a way that permits an alternative approvals process to the traditional Development Application (DA) with council. This is a process known as a Complying Development Certificate (CDC).
A CDC can be a faster process – sometimes taking only two to three weeks versus the three or more months that a DA approval process can take. There is less documentation required as well. This means it can streamline the approval process for renovations and new builds that strictly meet the code requirements.
The downside is that there is no flexibility to the Code requirements – so you may be excluded from the CDC process if your project does not meet those requirements which are around zoning, slope, heritage status, development type, compliance with State Environmental Planning policies and proximity to environmentally sensitive areas.
At Ironbark Architecture, we can help you assess your site and determine whether your project is eligible. If it is, a CDC can save you both time and money by fast tracking the approvals process overall.
